Buying property in New Chandigarh: a practical guide

Why buyers look at New Chandigarh
- Planned development under the Greater Mohali Area Development Authority (GMADA) master planning framework.
- Proximity to Chandigarh's northern sectors compared with many other new-supply areas in the Tricity.
- Institutional anchors in the Mullanpur area, including a major cancer hospital and research centre and a new international cricket stadium.
- A mix of apartments, villas and plotted developments from several established developers.
Who plans New Chandigarh
GMADA was constituted in 2006 under the Punjab Regional and Town Planning and Development Act, 1995, and lists Mullanpur among the areas under its jurisdiction. Its published approved master plans include a New Chandigarh plan (2008–2031) and a Mullanpur plan. Before you buy, ask which land use the approved plan shows for the site and the land around it, and check that against GMADA's published plans rather than a brochure map.
GMADA's own schemes: Eco City and Medicity
GMADA is also a developer here. Its website carries draw results and public notices for Eco City 1, 2 and 3, including land-pooling options and environmental-clearance documents for Eco City 3. On the Punjab RERA register, GMADA appears as the promoter of entries such as Eco City-2, an Eco City-2 extension and Medicity.
The same register also lists private projects whose names include 'Ecocity'. A name alone tells you nothing about who is building a project, so always check the promoter named on the RERA registration and make sure it matches the company you will sign with.
Institutional anchors, on the record
- Homi Bhabha Cancer Hospital & Research Centre, New Chandigarh, is a unit of Tata Memorial Centre under the Department of Atomic Energy. Tata Memorial Centre describes it as a 300-bed tertiary cancer care centre, inaugurated on 24 August 2022 and now fully operational.
- The Maharaja Yadavindra Singh International Cricket Stadium in New Chandigarh has hosted a men's T20 international (India v South Africa, 11 December 2025), according to the BCCI's match listing.
These describe what exists today. They are not a forecast of property prices, and nobody can say how much any one institution will matter to a particular project.
What to weigh carefully
Large planned extensions take years to mature. Social infrastructure, public transport, retail and employment in the immediate neighbourhood can lag behind residential supply, and the pace differs from pocket to pocket. Handover timelines in any under-construction project can slip. We encourage buyers to judge a project on what is approved and built today, not on promised future infrastructure.
How AV Realtor helps
We start with your requirement and budget, shortlist only projects whose RERA registration we have checked on the Punjab RERA portal, arrange accompanied site visits, and help you compare the total cost of ownership, not just the headline price.
What to verify before booking in New Chandigarh
- RERA registration number, validity and declared completion date on the Punjab RERA portal
- Approved layout and building plans, and whether the specific tower/plot you are offered is covered
- Land title and any encumbrances (ask for the developer's title documents; get independent legal review)
- Construction progress against the quarterly updates filed with RERA
- All-inclusive cost: basic price, PLC, parking, club, maintenance deposit, GST and registration

Common questions
Is New Chandigarh part of Chandigarh?
No. New Chandigarh is in Punjab (SAS Nagar district), outside the Union Territory of Chandigarh. Punjab's rules on stamp duty, registration and RERA apply.
Will property prices in New Chandigarh go up?
Nobody can promise that. Prices depend on supply, demand, infrastructure delivery and wider economic conditions, and they can fall as well as rise. We help you assess the project and the price, not predict returns.
